The Premier Motor Home Inspection can include a fluid analysis of all oil and coolant fluids. Fluid analysis samples of engine oil, transmission oil, engine coolant, generator oil, and generator coolant can be pre-purchased and performed during the inspection.

What We Inspect

Every inspection covers the following systems and components in detail.

Exterior Inspection

Roof

Inspect and rate the overall roof condition
Identify roof material type and sealants applied
Evaluate sealant and joint condition around roofing components
Rate condition of roof vents, air conditioners, antenna, and mounted components
Identify areas of concern and potential water intrusion points

Sidewall and End Caps

Inspect and identify material type of front and rear caps
Evaluate aging and overall condition of front and rear caps
Inspect appearance and functional condition of sidewalls, entrance doors, windows, and cargo access doors
Inspect for damage, discoloration, and delamination of sidewall and end cap components

Slideout Rooms

Identify types of slideout room drive systems
Identify slideout room roof material type
Inspect and rate the roof condition
Inspect and evaluate seals, sweeps, and gaskets for possible damage
Evaluate attached wiring and utility harness underneath the slideout room

Awnings and Slideout Toppers

Inspect and identify operational type (manual or electric) of awnings, slideout toppers, and window awnings
Operate and rate condition of awning frames and latching mechanisms
Evaluate and rate condition of fabric material

Electrical Systems

Chassis Turn Signal and Running Lights (12V DC)

Inspect condition of the 7-pin connector receptacle
Activate and evaluate operation of DOT lights
Visually inspect chassis battery compartment, electrical connections, and batteries

120 Volt AC Electrical System

Inspect and rate condition of power cord and connection ends
Identify any damage or repair of the power cord
Remove cover panel of 120V circuit breaker box to visually inspect wiring, breakers, and grounding
List any heat discoloration to wiring and connections
Verify separation of all wiring types
Test and verify output of 120 VAC to 12 VDC converter to charge batteries

Generator (Engine)

Strongly recommend performing oil analysis to determine internal combustion engine component condition.

Identify and note generator model, serial number, and run hours
Check the oil level
Start, operate, and test onboard generator under load
Test voltage output and frequency (60 cycles)

Generator (Radiator)

Strongly recommend performing coolant analysis to determine coolant fluid and cooling system condition.

Location of the radiator and cooling fans
Visually inspect coolant reservoir, radiator, and hoses

Inverter

If installed.

Identify and note model and serial number
Visually inspect wiring, electrical connections, and fuses/circuit breakers
Place an electrical load on inverter to verify proper operation
Test voltage and frequency output under fifty percent load

Coach Battery System (12V DC)

Locate and note location of battery stack
Evaluate condition, age, and matched sizing of battery stack
Evaluate positive and negative cables for balanced load
Inspect wiring, fuse panel, and fuses of 12V DC electrical system
Evaluate operation of fresh water and waste water monitor panel for incorrect tank readings

Plumbing Systems

Fresh Water System

Verify fresh water connections for City Water hookup are operational
Verify onboard fresh water tank and pressure pump system will operate and maintain pressure
Operationally test all fresh water fixtures inside and outside of the RV
Visually inspect water filtration system (if installed) for leaks and filter placement

Waste Water Systems (Gray and Black Water)

Operationally test and inspect waste plumbing systems for leaks under sinks, shower, toilet, and discharge lines
Identify type of drain valve controls
Verify drain valves for both systems will maintain water in their tanks
Operate both drain valves and test for ease of operation
Verify drain cap is in place and will hold waste water

Life Safety Items

Gas and Electrical Safety

Perform and document LP gas timed leak test at cooktop burner spud for 5 minutes at 8 inches of water column gas pressure
Test GFCI circuits in the 6-foot range of water areas (bathroom, kitchen, exterior receptacles)
Test all wall receptacles for correct polarity and ground fault
Test exterior skin for Hot Skin that would cause electrical shock

Safety Devices

Emergency Exit Windows - Verify all safety windows are operational
Fire Extinguisher - Verify unit is secure in bracket and dial indicates fully charged
Smoke/Fire Detector - Test and verify operation
Carbon Monoxide Detector (if applicable) - Test and verify operation
LP Gas Detector - Verify gas detection and audio alarm; document expiration date
Verify rubber grommet is sealed correctly around LP gas line of the water heater

LP Gas System

Hoses and Regulators

Visually inspect all hoses and pressure regulators for damage and age deterioration
Verify plastic cover has been installed over the regulator

ASME Tank

If equipped.

Inspect tank for rust or physical damage if visible
List location of the tank
Document manufacture date of the ASME tank if accessible
List gallon capacity of the tank

Appliances

Refrigerator

Identify brand, model, and type
Note location of vent panels
Operate on all heat sources (120V AC, LP gas, 12V DC if 3-way)
Verify with manufacturer if recall notice has been issued
Visually verify baffle system directing heat away from gas coils
Test interior temperature of upper/lower compartments and ice maker (if 12+ hours running)
Check door frame, shelving, crisper drawers, door shelves, and interior light
Evaluate freezer and refrigerator door gasket seals

Water Heater

Identify brand, model, and type
Visually inspect burner assembly and gas exhaust for blockages and insect infestation
With water in tank, verify operation on all heat sources (LP gas and 120V AC)
Verify positioning of bypass valves on back of water heater (if visible)
Determine if proper drain plug is installed
Inspect and evaluate dauber screen (if installed)

Furnace

Identify brand, model, and type of furnace(s)
Identify type of thermostat controls
Visually inspect air intake and exhaust assemblies for blockages and insect infestation
Operate and verify warm air discharge out of vents and proper return airflow
Monitor for unusual noise or vibration of blower motor
Inspect and evaluate dauber screen (if installed)

Cooktop / Stove

Evaluate and rate condition of cooktop or stove
List presence and condition of stove top covers
Verify ignition and operation of all top burners and oven flame (if equipped)
Inspect and rate metal grill top and rubber grommets of burner area
Evaluate presence of control knobs, door handles, and oven racks

Air Conditioner(s)

Identify and list type of cooling unit/heat pump
Perform cooling efficiency test (Delta T) on each unit
Inspect air filter(s) for debris and cleanliness

Microwave / Convection Oven

Identify brand, model, type, and output wattage
Verify rack and turn tables are installed
Operate for 60 seconds with a cup of water and list water temperature

Washer / Dryer

Visually inspect and verify a wash and rinse cycle
Visually inspect for leaks or damaged hoses
Evaluate and rate exterior condition of dryer exhaust vent

Dishwasher

If installed.

Identify brand, model, and type
Verify operation and inspect for leaks, non-functioning rotating racks and wash bars

Additional Appliances

In-House Vacuum System - Verify operation and inspect hose assembly, access doors, and dirt bag (if installed)
Electric Fireplace - Operate and verify heat settings, fan speeds, and backlighting (if installed)
Cook Top Exhaust Fan - Operate and verify exhaust function, fan speeds, filter, and lighting
Ceiling Mounted Fans and Exhaust Vents - Inspect blades, motor, fan speeds, and direction

Interior Conditions and Appearance

Walls, Ceilings, and Floors

Visually inspect all ceilings, walls, interior doors, and flooring for signs of water intrusion, surface damage, or staining
Operate all windows and doors, noting any deficiencies or missing components
Evaluate the window coverings
Operate all interior, exterior, and decor lighting (12V and 120V)

Cabinets and Closets

Inspect and evaluate all cabinet doors, drawers, and pull-out operations
Visually inspect all countertops and flat surfaces for scratches and damage
Identify and list all broken and loose cabinet and closet hardware
Note if previous damage repairs have been performed

Furniture

Visually inspect condition of dinette table/booth, chairs, recliners, and sofa
Inspect and note fabric tears, discoloration, and signs of excessive wear
Visually inspect and note signs of mattress damage or staining

Entertainment System

Visually inspect and operate all TV and stereo equipment
Verify DVD/disc players and radios are operational
Verify local channels, antenna, and 12V DC power signal booster are operational
Raise and lower roof mounted antenna (if equipped)
Verify remotes are functional

Shower / Tub Enclosure

Visually inspect glass panels, curtains, and soap dish areas
Evaluate and rate seals around framework and doors for water leaks
Operate door and latch system to verify operation
Inspect and evaluate stains and chemical/mineral buildup

Motor Home Chassis and Drivetrain

Please note: The Inspector cannot drive the Motor Home due to insurance issues. Due to lack of clearance under the motor home and safety issues, the Inspector will conduct the following visual inspections from the outer perimeter.

Chassis and Undercarriage

Visually inspect for rust, damage, and excessive oil on the underside

Steering

Visually inspect for bent or damaged components and hydraulic leaks

Leveling System

Identify and note brand and type of system
Operate by extending and retracting leveling system
Check for hydraulic leaks or mechanical issues

Engine

Strongly recommend performing oil analysis to determine internal combustion engine component condition.

Make and model of the engine
Verify oil level on dipstick
Indications of engine issues or any noises while running
Verify if there are any noticeable oil or exhaust leaks
Note oil pressure read on dash gauges

Radiator

Strongly recommend performing coolant analysis to determine coolant fluid and cooling system condition.

Location of the radiator and cooling fans
Visually inspect coolant reservoir, radiator, and hoses

Transmission

Strongly recommend performing transmission fluid analysis to determine fluid condition and internal components.

Type of transmission
Fluid level on the dipstick
Indications of contaminated transmission fluid

Running Gear

Type and number of axles
Weight ratings for each axle set
Inspect frame, axles, springs, rims, and other components for rust, oil stains, and damage
Document tire age, tread condition, and weight capacities
Check tire pressure
Note any valve extensions and pressure monitors

Hitch System / Hook Up

Inspect and identify type of system used to tow vehicles
Evaluate and list modifications to the hitch system

Documentation

Identify and document the Vehicle Identification Number (VIN)
